Awe, the smell of freshly painted walls and cabinets, the unscathed, beautifully appointed wood flooring and the cleanliness of a newly constructed home cannot be matched. There are so many good reasons to consider purchasing a newly constructed home.
Some of the larger home builders offer incentives, such as paying a portion of the closing costs.
In many cases you can customize the home to your personal tastes. Many local builders offer a range of color pallets, flooring and exterior features. Or, in many of the higher end homes contractors allow a full range of choices where the sky is the limit.
The newly constructed homes have higher energy efficient standards mandated by newer building codes. The International Energy Conservation Code that came out in 2009 required roughly 17 percent more efficiency than the codes of three years prior.
There is considerably less maintenance with the new building products being used. Much of the siding used is either cement board siding or vinyl siding, both of which are resistant to rot and termite infestation. Many of the window components are constructed of vinyl making them resistant to rotting as well as doing away with the tedious job of repainting.
Buying an older home usually involves having to make repairs at some point and unfortunately it is usually sooner than later. Aged AC units or hot water heaters, leaky pipes, worn out flooring are just a few examples of some "big ticket" items that can be financially debilitating.
Your purchase of a newly constructed home comes with a Warranty. According to Louisiana law;
§3144. Warranties; exclusions
A. Subject to the exclusions provided in Subsection B of this Section, every builder warrants the following to the owner:
(1) One year following the warranty commencement date, the home will be free from any defect due to noncompliance with the building standards or due to other defects in materials or workmanship not regulated by building standards.
(2) Two years following the warranty commencement date, the plumbing, electrical, heating, cooling, and ventilating systems exclusive of any appliance, fixture, and equipment will be free from any defect due to noncompliance with the building standards or due to other defects in materials or workmanship not regulated by building standards.
(3) Five years following the warranty commencement date, the home will be free from major structural defects due to noncompliance with the building standards or due to other defects in materials or workmanship not regulated by building standards.
